Pre-Construction & Design

Art Plumbing Contactor working on a custom piping project

Because most of our work is acquired at the schematic or design-development stage of planning, our staff has gained vast experience in cost-modeling and developed proprietary methods and techniques that we stake our reputation on every day. Our clients have come to trust that we can be relied on to establish an accurate ‘first budget’, and then navigate the design development process to deliver both a design and a facility that represents the best long-term value for the end users.

Pre-construction services include:

  • Budgeting
  • Value analysis/Value engineering
  • Life-cycle analysis
  • Specification development and/or review
  • Schedule analysis and cost implications
  • Phasing analysis
  • Maintenance considerations

We are convinced that the pre-construction process offers our firm the most significant opportunity that we will have available to effect the final outcome of any construction project, and is the underlying main driver of client satisfaction.

COORDINATION ISSUES
Art Plumbing has always placed a high value on pre-installation coordination due to the complex and highly technical nature of the majority of our workload. In addition to minimizing schedule losses due to conflict, we have found that a well coordinated job is a prerequisite for maximizing labor efficiency, thus contributing to profitability.

We have been at the forefront of our trade when it comes to integrating new technology. The best process that we have found for our coordination efforts is the implementation of the Building Information Modeling (BIM) process; with the use of the latest AutoCAD, associated 3-D piping and modeling software we are able to streamline the development of the shop drawing process.

We currently have eight active CAD stations, and produce accurately coordinated and clash free shop drawings on all of our major projects for our field crews to install by.

Typically, we produce both dimensioned sleeve drawings as well as dimensioned and elevated piping drawings, both fully coordinated with Architectural, Structural, Electrical, HVAC, and Fire Protection systems. Normally, these drawings are produced on the 1/4” scale drawing backgrounds produced in house by our highly technical staff in conjunction with all other trades. However with our advanced technologies we can adapt to any special trade and/or system needed, in order to achieve our ultimate goal which is being an instrumental part of a successful project.
